scope of work
• Size 9’x15” to 9’x18” plinth beam all around and within the building.
• The the ground floor shall be raised by 2’6″ Ht & parking floor by 1’6″ from the existing ground level.
• The compacted soil shall be finished by a layer of 2”thk M-sand & 4”thk PCC.
• A tie beam of size 3” x 9” all around @ 2′ level.
COLUMNS & BEAMS
BRICKWORKS & PLASTERING
• Bricks shall be with good chamber cut bricks upto @ Rs 6 / piece
• 43G PPC & 100% M Sand shall be used.
• All 9” thk brick wall in the ratio 1:6 cement mortar, 4.5” thk brick wall shall be in the ratio 1:4 cement mortar.
• Smooth finish internal plastering in the ratio 1:4, ceiling plastering in the ratio 1:3 and smooth external plastering in the ratio 1:5.
ROOF SLAB & BEAMS
• The Main door for residence shall be of 1st quality teak wood frame and teak wood panel door. Frame size 5”x3”, door panel 40 mm thk with the approved door design.
• All the inside doors of the rooms shall be of 2nd quality teak wood frame, readymade panel door with SS handles, locks & accessories. Door Frame size 4” x 2.5”, 30mmthk flush door. PVC solid doors for toilets.
• All the Window and Ventilators shall be of sliding UPVC type.
• The windows shall have 12mm dia MS grills, 4mm thk design glass, hardwares & accessories etc.
FLOORING & DADOING
• Glazed 2’ x 2’ / digital vitrified tiles (Rs 50/- sft) for the living, dining & bed rooms and other rooms.
• For the Staircase, tile treads and risers & tile skirting.
• Granite counter top for the kitchen with edge molding. Basic Cost – Rs 110/Sft
• Matte finish antiskid ceramic tiles for the toilet floor of size 1’x1’ and 1’ x 18” glazed tiles for the walls up to 7’ ht. Joints filled with white cement. Basic Tile Cost – Rs 45 / Sft
• Parking shall be provided with exterior concrete paver tiles @ Rs 45/Sft
PAINTING & ALLIED WORKS
• All the internal walls shall be finished a coat of white cement, Altec wall putty, a coat of primer and two coats of tractor emulsion Asian paint.
• Main door & frame shall be hand polished. The windows, doors & grills shall be painted with glossy enamel Asian paint.
• The exterior wall shall be finished with a coat of white cement, a coat of exterior primer and two coats of exterior Ace Asian paint.
ELECTRICAL & ALLIED WORKS
• All the wires and cables shall be of ISI make copper cable, 1.5 Sqmm for lighting, 2.5 Sqmm for circuit mains, 4 Sqmm for AC, geyser & Motor circuits, 6 Sqmm for DB and 16 to 25 Sqmm Al cable for the main incomer.
• All conduits in the ceiling shall be of heavy gauge pipes of Vasavi make, all switch box shall be of Anchor Roma switches, Havells distribution boards etc.
• All rooms shall have two light points, one fan points, 2x5A power points.
• Inverter provision shall be done for one light & fan in each room.
• All fans & tube lights, designer lights will be on client’s scope.
* The exterior shall have 2 light points.
WATER & WEATHER PROOFING
• All toilets shall be finished with two coats of brush bond type water proofing and tested with water. The concrete slabs & walls, pipe opening holes shall be grouted with waterproofing compound.
• The terrace shall be completely water proofed with two coats of brush bond water proofing and tested with water, plastered with cement mortar and filled with brick lime mortar up to 3” ht.
• The weather proofing shall be done by providing 10”x10” terracotta tiles.
