what we do
scope of work
• Size 9’x15” plinth beam all around and within the building.
• The the ground floor shall be raised by 2’6″ Ht & parking floor by 1’6″ from the existing ground level.
• The existing compacted soil shall be finished by a layer of 2”thk M-sand & 4”thk PCC. PCC 1:5:10
• A tie beam of size 3” x 9” all around @ 2’6″ level.
• 9″ Clay Brick are used for the plinth raising wall
COLUMNS & BEAMS
• All the columns and beams shall be of M20 Grade concrete (1:2:3 practically) specified by the Str Engineer.
• Cement shall be OPC of 53G for Concreting. 100% M Sand shall be used
• Cement: Sagar / Barathi / Priya / Equivalent.
• Steel: ISI TMT Bars Fe 500 Steel reinforcement.
BRICKWORKS & PLASTERING
• Bricks shall be with good chamber cut bricks upto @ Rs 7 / piece
• 43G PPC & 100% M Sand shall be used.
• All 9” thk brick wall in the ratio 1:6 cement mortar, 4.5” thk brick wall shall be in the ratio 1:4 cement mortar.
• Smooth finish internal plastering in the ratio 1:5, ceiling plastering in the ratio 1:4 and smooth external plastering in the ratio 1:6.
ROOF SLAB & BEAMS
• M20 Grade concrete (1:2:3 practically), the beam shall be 15” to 18” depth ht as per the Str Engineer Specification.
• The clear span Ht for each slab shall be 9’9″ Ht
• The slab shall be 5” thk as per the given specification. No sunken slab for toilets & balconies etc.
• The 3’6″ wide Main door for residence shall be of 1st quality teak wood frame and teak wood panel door without carving designs. Frame size 5”x3”, door panel 50 mm thk with the approved door design.
• All the inside doors of the rooms shall be of 2nd quality teak wood frame, readymade panel door with paint finish, SS handles, locks & accessories. Door Frame size 4” x 2.5”. PVC solid doors for toilets.
• All the Window and Ventilators shall be of sliding UPVC type.
• The windows shall have 12mm dia MS grills, 4mm thk design glass, hardwares & accessories etc.
• Grill doors, french windows & doors not considered.
FLOORING & DADOING
• Glazed 2’ x 2’ / digital vitrified tiles (Rs 50/- sft) for the living, dining & bed rooms and other rooms.
• For the staircase, tile treads and risers & tile skirting will be used.
• Granite counter top for the kitchen with edge molding. Basic Cost – Rs 100/Sft
• Matte finish antiskid ceramic tiles for the toilet floor of size 1’x1’ and 1’ x 18” glazed tiles for the walls up to 7’ ht. Joints filled with white cement. Basic Tile Cost – Rs 45 / Sft
• Covered parking area shall be provided with exterior concrete paver tiles @ Rs 45/Sft with PCC base.
• Above the Kitchen counter slab, the tiling shall be done upto 2’6″ ht.
• MS Handrail with MS 40mm dia handle and MS 35mm dia / sq baluster and three nos of 18mm thk round / square pipe for the horizontal in enamel finish as per the approved design for the staircase and balconies.
• MS ladder shall be provided in the terrace floor to access the headroom & tank.
PAINTING & ALLIED WORKS
• All the internal walls shall be finished a coat of white cement, a coat of primer and two coats of tractor emulsion Asian paint.
• Main door & frame shall be hand polished. The windows, doors & grills shall be painted with glossy enamel Asian paint.
• The exterior wall shall be finished with a coat of white cement, a coat of exterior primer and two coats of exterior Ace Asian paint.
PLUMBING & ALLIED WORKS
• All water pipes shall be ISI make SDR 11 CPVC pipes in 1”, 1.5” & .75”.
• All drain line shall be of PVC pipes. For washbasins 1.25″ & 2.5” & for soil lines 4” pipes shall be used.
• All sanitary fittings will be of Parryware make.
• Number of toilets shall be in prorata with no of bedrooms. One set of toilet shall have one floor mounted closet with pvc cistern, washbasin, bath mixer tap with shower.
• All bore works, motor pumps & bathroom accessories are not included.
ELECTRICAL & ALLIED WORKS
• All the wires and cables shall be of ISI make copper cable, 1 Sqmm for lighting & 1.5Sqmm for fans, 2.5 Sqmm for circuit mains, 4 Sqmm for AC, geyser & Motor circuits, 6 Sqmm for DB and 16 to 25 Sqmm Al cable for the main incomer.
• All conduits in the ceiling shall be of heavy gauge pipes & in walls shall be medium gauge pipes of Vasavi make, all switch box shall be of Anchor Roma switches, Havells distribution boards etc.
• All rooms shall have two light points, one fan points, 2x5A power points.
• Inverter provision shall be done for one light & fan in each room.
• One TV point shall be provided in the living room. Kitchen shall have 3 nos of 15A & 2 nos of 5A sockets. Toilets shall have one 15A socket.
• AC socket is provided only in the bed rooms
* The exterior shall have 2 light points.
• All fans & tube lights, designer lights will be on client’s scope.
• 1no of Earth pit & 1nos of service.
WATER & WEATHER PROOFING
• All toilets shall be finished with two coats of brush bond type water proofing and tested with water. The concrete slabs & walls, pipe opening holes shall be grouted with waterproofing compound.
• The terrace shall be completely water proofed with two coats of brush bond water proofing and tested with water, plastered with cement mortar and filled with brick lime mortar up to 3” ht.
• The weather proofing on the open terrace shall be done by providing 10”x10” terracotta tiles.
SCOPE OF WORKS CONSIDERED AS EXTRA (For All Packages)
• Wood works for Bedroom Wardrobes, loft shutters, Modular Kitchen, all furniture’s, curtains & draperies, wall papers, AC copper pipine & drain piping works, light fittings & fans, compound wall works, Main gate & wicket gates, Sumps & tanks etc.
• Bore works, motor pump works and bore pipe plumbing works shall be extra.
• Interior works false ceiling, wall design cladding, glass handrail for the terrace parapet eall, full grill closing in the balcony, safety metal gates etc.
• Elevation Works which includes projected structures, pergolas, elevation columns, exterior stone cladding more than 150 Sft etc.
• All the sump, septic sump and overhead tank shall be done with outer 4.5” brick wall, inside 5”thk M20 G RCC wall, water proofing coat and 12mm complete plastering.
• All the bathroom accessories such as mirrors, soap trays, brush holders, towel rings, rods etc.
• All the soil filling work on the setback areas, PCC base hard flooring for tiling / paver blocks. Landscape works etc.
• All Statutory approvals & permissions from Corporation / CMDA, TNEB connection, Metro water & Sewage line connection etc.
